So whats the truth here on the Isle of Wight?

You are getting a lot of hype in the press saying that agent “x” is stating how busy they are, sales are starting to take off, prices moving upwards etc etc – inotherwords talking up the market. I know in London that the market is like this, but in other locations, they do this so sellers will be tempted to sell their homes with a “successful agent” – the truth is shown in the actual sales of the houses at the Land Registry.

Conditions are not buoyant down here on the Island.
Beware some agent’s are still talking up the market to gain more clients.
The figures below show sales are very much reduced in the England & Wales.

On the positive, remember people still have to move, the Island is a special popular & place & there is a steady flow, to & fro, of buyers & sellers, whatever the market conditions.
If you are selling the essential things to do are sell at the correct price & have the best property details.

Transaction levels still on the floor

The latest Land Registry figures on transactions show that in May this year, there were just 42,699 completed sales in England and Wales.

The figure was 34% down on May 2008, when there were 65,023 transactions.

By the end of May this year, there were 169,480 transactions. By the end of May last year, there had been 304,825 transactions – a significant drop on 2007 levels.

The Land Registry data also shows that house prices crept up in July, although they were still 11.7% down on July 2008.
